What accounting practices in the Famagusta district charge, how a six-month trading season changes the fee, and what to check before accepting a quote.

An accounting quote in the Famagusta district is built from the same four components as anywhere else in Cyprus — monthly bookkeeping, payroll, the annual financial statements with the corporate tax return behind them, and advisory work charged as it arises. What differs here is the shape of the year. A large share of the client base trades hard for six months and quietly for the other six, and a fee agreed on peak-season volumes looks very different from one agreed in February.
That single fact explains most of the spread between two quotes for what looks like the same business.
Local market summary
This page covers the part of Famagusta district administered by the Republic of Cyprus: Paralimni, Ayia Napa, Protaras, Deryneia, Sotira, Liopetri and the communities around them. Practices listed here are registered and regulated in the Republic, and work is booked in those towns.
The area under Republic administration is compact, and the professional market reflects that. The district administration operates from Paralimni, and the practices listed here are concentrated in the same town, with the coastal resorts served from there and from Larnaca. A business in Protaras or Ayia Napa is therefore choosing from a shorter local list than one in Limassol, so comparing three quotes often means including a practice based outside the district. Since filings are electronic, that costs nothing in practice — the argument for a local practice is that it already understands a seasonal ledger.
Three kinds of provider quote on this work, and they are regulated differently:
- Accounting and audit practices. The core provider for bookkeeping, VAT, payroll, the annual accounts and the corporate tax return. The profession is regulated through ICPAC, which also licenses practices for statutory audit work. Membership is checkable, and a practice that does bookkeeping but refers audit out should say so at the outset rather than at the year end.
- Corporate service providers. Registered office, company secretary and the statutory registers. Administrative service providers are a licensed category, supervised by CySEC or regulated through ICPAC or the Bar Association.
- Advocates. Involved where the work is legal rather than accounting — share transfers, leases on tourist premises, employment disputes arising out of seasonal contracts.
Many local engagements bundle the first two, which is convenient and also where comparison gets difficult, because the headline figure stops mapping onto any single piece of work.
What it costs here
Read any quote as four lines, whether or not the practice separates them.
Monthly bookkeeping. Driven by transaction volume rather than turnover, which matters here more than it does inland. A beach bar can post more lines in July than a small import company posts in a year, and a fee quoted on an annual average will be renegotiated in September if the practice priced it on a quiet month's paperwork.
Payroll. Usually charged per payslip per month, sometimes with a fixed element. The registration and deregistration of individual employees is the part that scales badly in this district, because an employer must hold an employer registration with the Social Insurance Services and register each employee before wages are paid. A restaurant taking on thirty seasonal staff in April is thirty registrations, not one payroll run.
Annual accounts and the corporate tax return. The financial statements, the corporate tax return, and the annual return to the Registrar. An annual return (HE32) is filed each year with accounts attached, so the accounting work and the company filing are linked and priced together by some practices and separately by others.
VAT and everything ad hoc. VAT returns are the recurring item. Compulsory VAT registration follows once taxable supplies pass €15,600 in any twelve-month period, and a business that crosses the line mid-season frequently does so without noticing. Advisory work — a lease, a new entity, a Tax Department query — sits outside the retainer at most practices.
Local conditions that change the job
The variables below move the figure far more than the choice of practice does.
The season sets the workload curve
Accommodation stock in Ayia Napa is predominantly seasonal, with activity concentrated outside November to March, and Protaras carries a high share of holiday lets. Bookkeeping arrives in a wave and the paperwork behind it is produced by staff who have already left the island. Practices that work this district ask for records weekly during the season for that reason.
Headcount swings, and social insurance follows every one of them
Seasonal hiring means registrations, deregistrations, and employees on different bases within the same payroll — EU nationals working on arrival, third-country nationals on permits tied to a named employer. Payroll here is an administrative workload, not a calculation.
Cash-intensive trade
Bars, water sports, sunbed concessions and car hire produce daily takings that have to be reconciled to the ledger. Where a practice has to rebuild a cash trail from till rolls after the fact, the bookkeeping fee rises and the audit or review that follows takes longer.
Multiple entities behind one operation
A hotel, the company holding the licence, the company owning the land and a separate letting arrangement are four sets of accounts, four returns and four annual filings. Owners often think of it as one business. The fee is quoted per entity.
Property income alongside trading income
Holiday letting sits at the intersection of income tax, VAT and, depending on how the property is held, corporate filings. What treatment applies turns on who holds the property, whether services are supplied with the accommodation and what the arrangement with any booking platform says. Settle that before the first letting rather than at the year end.
Distance to the central offices
The Registrar of Companies and the central offices of the Tax Department are in Nicosia. Almost everything is filed electronically, so this rarely matters — but where a matter has to be resolved across a counter, it costs a day from Paralimni.

And agree the record-handover rhythm for the season before the season starts, because a practice that receives eight months of paperwork in October will price accordingly next year.

The registrations that have to exist before wages are paid — employer registration with the Social Insurance Services, each employee registered, VAT where the threshold applies — take time to put in place, and a business that opens first and regularises afterwards pays for the same work twice.
Do I need an audit?
Whether a statutory audit is required depends on the company's size and circumstances, and it is the item most often left out of the first year's budget. It is a separate engagement from bookkeeping, carried out by a practice licensed for it, so establish early whether the practice you are appointing holds that licence or refers the work elsewhere.
What does the whole year cost, rather than the monthly fee?
Add the twelve monthly bookkeeping fees, the payroll cost at peak headcount rather than average, the VAT returns, the annual financial statements, the corporate tax return and the annual return to the Registrar. That total is the comparable number.
