What an accountant in Nicosia charges, how bookkeeping, VAT, payroll and the year-end file are priced separately, and what to check before signing.

An accounting quote in Nicosia is four priced items presented as one monthly retainer: bookkeeping, VAT, payroll, and the year-end file. Two practices quoting on the same company can produce figures that look unrelated, and the usual reason is that they have drawn the boundary between those four in different places — most often over whether the audit sits inside the number or outside it.
The obligations themselves are national. Filing deadlines, the reporting framework, the VAT threshold and the rule about who may sign an audit report are identical whether the practice sits in Nicosia, Limassol or Larnaca. What changes between quotes is scope and professional fee.
Local market summary
Nicosia is where the counters are. The Registrar of Companies and Intellectual Property, the central offices of the Tax Department and the Social Insurance Services are all in the district, and so is the Central Bank. That has shaped the professional market around them: a large body of accounting and audit practices, weighted towards corporate and international work rather than the seasonal hospitality bookkeeping that dominates Paralimni and Ayia Napa.
The client base splits fairly cleanly by geography. Corporate and international structures cluster with the practices in the centre, Engomi and Strovolos. Trading, wholesale and light industrial companies sit further out — Dali, Geri, Latsia and Kokkinotrimithia — and bring a different job: high transaction volumes, stock, VAT on imports, and a standing payroll rather than a couple of directors and no employees.
Four kinds of provider quote on this work, and they are regulated differently:
- Bookkeeping practices. Day-to-day ledgers, VAT returns and payroll. The volume work, and the part of the fee that is genuinely predictable.
- ICPAC-member accounting and audit firms. Members of the Institute of Certified Public Accountants of Cyprus, holding practising certificates. Only a licensed auditor may sign a statutory audit report.
- Tax advisory practices. Corporate and personal tax positions, non-domicile status, treaty questions and dealings with the Tax Department on assessments and objections. Priced by the hour or by the piece rather than on a retainer.
- Payroll bureaux. Monthly contributions, employer filings and the annual employer return, usually charged per employee per month.
One structural point decides more than it looks. A statutory audit has to be signed by a licensed auditor who is independent of whoever kept the books, so a company cannot have the same person do both. Practices handle this by keeping separate teams, or by pairing with another firm. Where a quote covers both, confirm in writing which entity signs the audit report.
What it costs here
Read any offer as four lines, whether or not the practice separates them.
Bookkeeping. Priced on transaction volume, not on turnover. A company turning over a large figure on twenty purchase invoices and one bank account costs less to keep than a smaller one running four hundred invoices, three currencies and a card acquirer. The fair question to ask a practice is what monthly volume the quoted retainer assumes and what happens when it is exceeded.
VAT. Registration becomes compulsory once taxable supplies pass €15,600 in any twelve-month period, and separate triggers apply to services bought from abroad. Returns are filed quarterly. Where there are intra-community supplies, VIES recapitulative statements run on their own monthly cycle, which is a separate recurring task rather than part of the quarterly return.
Payroll. Charged per employee per month. It covers the contribution calculations, the monthly filing to the Social Insurance Services and the annual employer return. Starters, leavers and anything involving unpaid or parental leave take disproportionate time and are the usual source of out-of-scope invoices.
The year-end file. Financial statements prepared under IFRS as adopted by the EU, the corporate income tax return, and the audit or the review that goes with them. Corporate income tax runs at 12.5% on taxable profit, and the return is prepared from the audited figures rather than from the ledgers directly. The annual return to the Registrar — form HE32 — carries the accounts with it. This is the line most frequently left out of a headline monthly figure.
Local conditions that change the job
The variables below move the figure considerably more than the choice of district does.
Whether the company is VAT-registered
Registration adds a recurring quarterly cycle and, for anyone trading with the EU, a monthly one. Companies that register voluntarily below the €15,600 threshold to reclaim input VAT take on the same compliance work as a much larger business.
Headcount
Employing one person means registering as an employer with the Social Insurance Services and filing every month thereafter. The step from zero employees to one costs more than the step from ten to fifteen.
Audit or review
Which applies depends on the company's size measured against the thresholds in the Companies Law, and on its circumstances. It is the single largest item in most annual fees and the one most often assumed rather than agreed. Establish which one your company falls into before comparing quotes.
How the records arrive
Bank feeds and a supplier ledger kept in software cost one thing to process. A folder of receipts delivered in March for the preceding year costs another, because the practice is reconstructing rather than recording, and the statements still have to reach IFRS presentation.
Foreign elements
Intercompany balances, foreign-currency transactions, a parent abroad or related-party financing all pull in work beyond the ledger: documentation, disclosure and, in some structures, transfer pricing support. Practices acting for internationally owned companies price this work separately from the retainer rather than absorbing it.
The language of the file
Filings to the Registrar and the Tax Department are made in Greek. Where directors work in English, the practice is translating both directions — from source documents into the filing and from the filing into something the board can approve. Agree at the outset which documents you receive in English.
Provisional tax
Provisional tax is paid in two instalments, due 31 July and 31 December of the tax year, based on an estimate of the year's taxable profit. Estimating it too low carries a charge, so revising the estimate before the second instalment is a real piece of work and it falls inside the accounting year, not at the year-end.
Timing has a seasonal shape here too, though it is nothing like the tourist seasonality further east. Nicosia practices are at their fullest around the tax and annual return deadlines. A company looking to appoint a new accountant in the weeks before one of those dates will pay a premium for the onboarding or be told to wait, and moving mid-year with a clean handover file is materially cheaper than moving in a hurry.

And agree the exit terms before you start: a change of accountant means the ledgers, the VAT working papers and the payroll history moving to someone else, and a practice that charges for that handover should say so in writing at the beginning.

Common questions
Does an accountant in Nicosia have to be registered?
Anyone may keep books, but statutory audit is restricted: only a licensed auditor may sign the report, and licensing runs through ICPAC. For bookkeeping, VAT and payroll there is no equivalent licence, which makes the professional body's register the practical check. Ask for the membership number and confirm it at source rather than accepting a logo on a letterhead.
What does an accountant charge for a small Cypriot company?
The recorded ranges are in the table above, taken from quotes for practices based in the district. Where a company lands inside the range depends on transaction volume, whether it is VAT-registered, how many people it employs, and whether the year-end requires a full audit. A dormant company with no employees and no VAT registration sits at the bottom; a trading company with staff, imports and intra-community supplies sits well above it.
Do I need a separate auditor as well as an accountant?
Where a statutory audit applies, yes — the auditor has to be independent of the practice that prepared the records. Many Nicosia firms arrange this internally with separate teams and present it as a single engagement, which is acceptable so long as the independence position is documented. Ask which entity signs.
Are there reviews or ratings of Nicosia accountants on this site?

Can the whole engagement be handled remotely?
For most companies, yes. Records move electronically, returns are filed online and signatures can be arranged at a distance. What keeps some clients close to the district is the occasions when something has to be resolved in person at the Tax Department or the Registrar, both of which have their central offices in Nicosia.
When is the right moment to appoint one?
Before the first transaction rather than after the first deadline. The registrations that follow incorporation — tax identification code, VAT where it applies, employer registration — are quicker and cheaper handled as a set at the start than reconstructed later, and a company that has been trading unrecorded for six months pays for that reconstruction on top of everything else.
