Accountants in Limassol, and what the work costs
What accounting practices in Limassol charge, how bookkeeping, VAT, payroll and audit fees separate in a quote, and what moves the figure inside its range.

An accounting fee in Limassol is priced on transaction volume and on how much of the work crosses a border, rather than on the company's turnover. Two Limassol companies with the same revenue can receive proposals a multiple apart: one invoices forty local customers in euro from a single bank account, the other runs three currencies, intercompany balances with a foreign parent and a year-end audit. The obligations sitting under both are national and identical across the Republic. What the district changes is the mix of work on offer.
Local market summary
Limassol holds the largest concentration of internationally facing accounting capacity on the island. Shipping, corporate services, funds and relocated technology companies cluster here, so a Limassol practice is more likely than one elsewhere to treat foreign-currency ledgers, cross-border VAT and group reporting as routine rather than as an exception. For a domestic trading company that depth changes nothing about the ledger — but it does widen the spread of quotes.
Three regulated positions matter when you read a proposal, and they are not interchangeable.
- ICPAC members and member firms. The Institute maintains a public register. A practice should be findable in it under the name printed on its invoices, rather than under a trading style that leads nowhere.
- Holders of a practising certificate. A statutory audit report may be signed only by a practising certificate holder. Preparing financial statements and auditing them are distinct acts, and a quote that does not name the firm signing the audit has not priced the audit.
- Licensed administrative service providers. Registered office, company secretary and nominee services are separately regulated, requiring a licence held through ICPAC, CySEC or the Cyprus Bar Association. Many Limassol practices offer all three categories under one engagement letter, which is where fee comparison starts to break down.
The district's geography splits the market cleanly. Corporate and international practices sit in the centre and along the seafront office stock; general practices serving contractors, restaurants and retail work out of Mesa Geitonia, Ypsonas and Kato Polemidia; and rental portfolios around Germasogeia and Pissouri produce small-company work with a seasonal shape to it.
What it costs here
Whatever headline figure a practice quotes, read it as five separate lines.
Bookkeeping. Priced by volume rather than by turnover — bank accounts, currencies, transaction count, and the format records arrive in. A reconciled export from an accounting package and a folder of photographed receipts are not the same job at the same price.
VAT compliance. Quarterly returns, due by the 10th day of the second month after the period ends. Where the company supplies services to taxable persons in other EU member states, the recapitulative VIES statement is filed monthly — a separate recurring item, worth confirming is inside the fee.
Payroll and social insurance. Monthly, priced per employee in most proposals. Ask what happens on a month with joiners, leavers or a bonus run.
Statutory accounts and the tax computation. Financial statements under IFRS as adopted by the EU, the corporate income tax return on form TD4 due by 31 March of the second year following the tax year, and the provisional tax computations for the instalments falling on 31 July and 31 December.
Audit or review. A separate engagement with a separate signature. Whether the company needs a full audit or may file a limited assurance review turns on its own figures against the size thresholds in the Companies Law, and that answer can change from one year to the next.
Local conditions that change the job
Currencies and foreign counterparties
A Limassol company with a foreign parent, intercompany balances and receipts in dollars generates several times the bookkeeping of a domestic company the same size. Currency revaluation, intercompany reconciliation and third-party confirmations at audit are where the extra hours accumulate.
The audit question, settled before signing
Ask in the first meeting whether this company, for this financial year, falls above or below the statutory thresholds, and who would sign. Finding out after the year end that no audit was booked puts you into the market at the point capacity is thinnest.
Records arriving inside the four-month window
Accounting records must be updated within four months of the transaction date — an obligation on the company, not a preference of the bookkeeper. A director who delivers a year of statements in one envelope has already fallen outside it, and the reconstruction is billed as bookkeeping.
Rental income from the new apartment stock
Rapid high-rise development in central Limassol has produced a large number of individual landlords and small property-holding companies. Rental income, the defence contribution position and the management company's own accounts are separate pieces of work, routinely left out of a quote scoped around a trading business.
Seasonal trading in the tourist areas
Dense tourist-area development in Germasogeia, and holiday lets further west around Pissouri, compress a year of trading into a few months. A seasonal operator can pass the €15,600 threshold for compulsory VAT registration inside a handful of busy weeks; the obligation arises then, not at the quarter end when the accountant sees the figures.
Agent authorisation with the Tax Department
Without agent authorisation on the company's record, the practice cannot file on the company's behalf and will return forms for wet signatures. Completing it at onboarding removes the most common cause of an avoidable late filing.
Provisional tax treated as a real estimate
A 10% surcharge applies where the declared provisional figure comes in below 75% of the final liability, so a year that improves after the July instalment is a reason to revise rather than to wait.

The financial statements are approved and signed by the board, the tax return declaration is made by the company, and penalties and interest for late filing are charged to the company rather than to the adviser. That is the argument for written document cut-off dates and for asking, each period, for the submission receipt.
